Hard money and fix and flip loans in Hialeah, Florida
Loans for concrete block houses to renovate, long-term rentals and small multifamily in Hialeah.
The Hialeah market for investors
Hialeah is one of the largest cities in Florida, with a mostly Cuban-American population and a dense mix of single-family houses, duplexes and small apartment buildings, most of them built from the 1950s to the 1970s.
Investors buy concrete block houses at prices below much of Miami-Dade, renovate them for resale or hold them as long-term rentals. Rental demand is steady and vacancy is low.
Areas investors ask about
- East Hialeah, near Palm Avenue: older houses and duplexes
- Central Hialeah: 1960s and 1970s concrete block houses to update
- West Hialeah and Hialeah Gardens: newer homes and townhomes
Plan for these on a Hialeah deal
- Investment property gets no homestead exemption, and combined property tax rates are often close to 2% of taxable value. The 10% yearly cap on non-homestead value resets when the property sells, and Amendment 3, approved in November 2026, lowers that cap to 5% from 2027. Budget with full market value.
- In Miami-Dade, documentary stamp tax on a deed is $0.60 per $100 on a single-family home and $1.05 per $100 on other property, usually paid by the seller. A new mortgage adds note stamps of $0.35 per $100 and intangible tax of 0.2% of the loan.
- The county is in the High-Velocity Hurricane Zone, so new roofs, windows and doors need approvals rated for it. Price impact windows and the roof early.
- Unpermitted additions, enclosed garages and converted efficiencies are common in older South Florida houses. Pull the permit history before you buy, since the city can require them to be legalized or removed.
- Windstorm and flood insurance drive the payment. Expect insurers to ask for a four-point inspection on an older house, and order a wind mitigation report to earn credits.

Hialeah hard money loans: common questions
Yes. We lend up to 85% loan-to-value on a rental purchase, approved on the rent the property earns.
Talk to us first. We generally value only permitted space, so a converted efficiency or enclosed garage may not count toward the value or the rent.
Fix and flip loans average up to 21 days and can close in about 7 days when title and insurance are ready. Rental and DSCR loans take about 30 days, appraisal included. Closings are handled by a Florida title agent or real estate attorney.
